1. Acquire Quality Assets
The Real Estate Syndicate administration is responsible for completing market research and acquiring high-quality properties that align with its strategic objective. In exchange for their real estate valued at or above fair market appraisals, sellers receive cash at close, and Dental Real Estate Syndicate shares in a tax-deferred transaction.
2. Leaseback or Lease Continuation
For seller-occupied facilities, the Real Estate Syndicate will enter into a long-term triple-net lease concurrent with the closing. If the renter is not the real estate owner, the Syndicate will keep the current lease agreement in effect unless all parties agree to a new arrangement.
3. The Syndicate Completes Administrative Duties
The Real Estate Syndicate is responsible for collecting rent, paying real estate taxes, supervising accurate accounting, and ensuring that the facilities are adequately cared for. The administrator is also responsible for the duties required to secure sustainable growth and strong returns.
4. Quarterly Profits Distribution
The Real Estate Syndicate shareholders receive their pro-rata portion of rent-derived quarterly income.
